OX25 Β· Bicester Β· Oxfordshire
A complete introduction to living and renting in one of Oxfordshire's most distinctive and fast-growing communities β from Cold War history to new-build family homes.
Upper Heyford is a village in the Cherwell district of Oxfordshire, sitting in the quiet countryside between Bicester and Banbury. To look at it today β with its stone cottages, parish church and pub β you might never guess that it was once home to one of the most strategically significant military installations in Western Europe.
RAF Upper Heyford was established during the First World War, but it was during the Cold War that the base became truly significant. From the 1950s through to the early 1990s, it served as a key United States Air Force base, housing F-111 strike aircraft capable of delivering tactical nuclear weapons. At its peak, over 10,000 American servicemen and their families lived and worked on the base β a small American city transplanted into rural Oxfordshire. The base included its own schools, hospitals, shopping facilities, and housing, largely invisible behind the perimeter fence.
In 1993, with the Cold War over, the USAF withdrew and the base was returned to the UK government. The hangars fell silent, and the runways were left to the weather. What came next was one of the most ambitious regeneration projects in the South East.
RAF Upper Heyford established as a First World War training airfield.
USAF takes over the base. F-111 bomber wings stationed here. The base becomes one of the largest American military presences in the UK.
USAF withdraws following the end of the Cold War. The base closes and is returned to the Ministry of Defence.
Cherwell District Council and Dorchester Living begin transforming the former airfield into Heyford Park β a new community planned for up to 9,000 homes.
The village of Upper Heyford itself β distinct from the development β remains a traditional Oxfordshire settlement with a strong community character. It sits alongside the Oxford Canal and offers a pace of life that is hard to find anywhere closer to Oxford or London.
Heyford Park is the large-scale residential development built on the land formerly occupied by the USAF base. Developed by Dorchester Living in partnership with Cherwell District Council, it represents one of the most ambitious planned communities in Oxfordshire.
The development offers a genuine mix of property types: terraced, semi-detached and detached family homes, alongside apartments. New-build properties here typically achieve EPC ratings of B or C β a significant advantage for energy-conscious tenants and for landlords facing future legislative requirements around minimum energy efficiency standards.
Community infrastructure has grown steadily alongside the homes. There is now an all-through school, a hotel and restaurant, convenience retail, a pharmacy and a range of sports and community facilities. Architecturally, the development retains several of the original base buildings β the control tower, the heritage aircraft on display, and sections of the old perimeter β giving Heyford Park a character quite unlike any other new development in the county.
Despite its rural setting, Upper Heyford and Heyford Park have solid transport links β a key factor in the area's appeal to commuting tenants.
On the Cherwell Valley line. Oxford in around 30 minutes. Banbury in around 15 minutes. Direct services to Reading and Basingstoke.
4β5 miles away. Chiltern Main Line to London Marylebone in approximately 46 minutes. Regular services throughout the day.
Junction 10 (Ardley) is around 5 miles. London is approximately 70 miles. Birmingham 65 miles. Ideal for commuters who drive.
The A43 connects Bicester to the M40 and northward to Northampton. Banbury is 12 miles; Oxford city centre is 15 miles.
The combination of Heyford station and Bicester North means tenants can reach central London in under an hour by rail, making the area increasingly attractive to London-linked professionals seeking space and value outside the capital.
Education is a key consideration for family tenants, and Heyford Park has invested significantly in on-site provision. Families with school-age children make up a large proportion of the tenant profile in this area.
An all-through school catering for children aged 3 to 16, located within the Heyford Park development. Having a dedicated school on the doorstep is a significant draw for families and a strong letting advantage for family-sized homes nearby.
Bicester has a number of well-regarded primary and secondary schools, including Bicester Community College and King's School Witney-style options. The town is within easy reach by car or bus.
Banbury β approximately 12 miles north β offers further secondary options and sixth-form provision. Families with older children often consider the full range of schools across the OX25βOX16 corridor.
The wider region includes access to grammar and selective independent schools. Buckinghamshire's grammar schools are within commuting distance, and Oxford's independent school provision is accessible for families willing to travel.
Heyford Park has developed its own self-contained range of facilities, meaning residents do not always need to travel to Bicester or Banbury for everyday needs.
On-site supermarket/convenience store serving daily shopping needs within the development.
Pharmacy on-site for prescriptions and health products, with GP services accessible in Bicester.
The White Hart Hotel offers accommodation and dining within the development β a popular venue for both residents and visitors.
Playing fields, cycle paths, and open space throughout the development. The canal-side setting near Upper Heyford village adds further outdoor appeal.
Community facilities supporting residents' groups, events and classes within the development.
Upper Heyford village retains its traditional pub and village hall, with the Oxford Canal offering walking and boating from the doorstep.
For a wider range of retail, leisure and services, Bicester town centre β with its major supermarkets, Bicester Village outlet shopping, cinema and restaurants β is a short drive or bus ride away.

Families are attracted by the on-site school, the spacious new-build homes, and the safe, community-oriented environment β often relocating from Oxford or London in search of more space. Commuters value the rail connections into Oxford and London, and the relative affordability compared to properties closer to those cities. Defence and government professionals β linked to nearby installations including RAF Brize Norton β form a third consistent group, typically seeking well-managed, professionally let properties on medium-to-long tenancies.
Demand for well-presented, correctly priced properties in Heyford Park is strong year-round. New-build homes with EPC B or C ratings let quickly and at the upper end of the market range.
